Land Acquisition Process:

If a person wants to acquire a piece of property in DHA Multan then the following is the stepwise process:

1.  “Fard Malkiyat” (Please make sure it should get older than fifteen days) along with with “Khasra Girdawry” / “Aks Shajra” by the Land Owner or the Investor, to the relevant official Land.

2. Visit on the ground for indication and confirmation of land for DHA Multan.

Ceremonial Proposal of Land:

After the initial sanction by the concerned official Land, the owner of the land will then formal offer land on a form called “Sale of Land Form”, which will be issued by the Land section with all the necessary documents.

The requirement of the Formal Documentation:

1. Genuine challan form for Rs. 2000/- per acre

2. Non-Encumbrance Certificate (NEC) From the Sub – Registrar

3. Genuine copy of “Fard Milkiyat”, which must be attested by Tehsildar

4. A genuine copy of “Inteqal” which must also be attested by Tehsildar

5. Four copies of the Computerized National Identity Card “CNIC” of the person selling the property, which should have been attested by the Oath Commissioner.

6. If the seller is allottee then the original copy of the “transfer order” is required.

7. A fresh copy of “Sales Deed” is also required.

8. A copy of “Sale Deed” attested by sub-registrar

9. Genuine copy of “Khasra Girdawari” from the concerned Patwari

10. A copy of “Aqs Shajra” from Patwari

11. “Affidavit 1” on a stamp paper of Rs. 50/- (as per given specimen)

12. “Undertaking” by the owner of the land and also investor, duly attested by the oath commissioner.

13. 6 passport size photos of the owner of the land and also of the investor, by the oath commissioner.

Formal Issuance of Endorsement Letter:

Once, the process of verification is completed then an “Approval Letter” will be given by DHA Multan to the owner of the land for the transfer of on-ground land.

Transfer of Ownership:

The owner of the land will transfer available land to DHA Multan concerning the revenue panel.

Notice for General Public:

After successful possession, advertisement publication in two newspapers will be carried out on behalf of the owner of the land or investor by DHA Multan.

Agreement:

On the full and final process of possession, an “agreement” will then be signed on a stamp paper of Rs. 1200/- by the owner of the land, investor, and DHA Multan administration covering details of land with terms and conditions governing the full deal.

Completion of Sales Deed:

After carrying the complete process of the agreement and possession, then the conclusion of the “Sales Deed” in the title of DHA Lahore C/O DHA Multan by the owner of the land/investor will finally be completed.

Process of Sales Deed:

  1. Sales Deed/Registry will be written under the specimen of DHA Multan.
  2. This will be signed in DHA Multan by the owner of the land in the presence of the investor.
  3. All the charges will be paid in the process of sales deed will be paid b the landowner/investor and it can not be reimbursed.
  4. A genuine copy of the Sales Deed by sub-registrar will be made sure by DHA Multan via landowner/investor.

Mutation (Intiqal):

  1. After the conclusion of Registry, Intiqal is carried out by DHA Lahore C/O DHA Multan would have to be made sure of the landowner/investor.
  2. After this, then attested copy of Intiqa will be provided to DHA by the owner/investor
  3. Confirmation of the Intiqal from Tehsildar will be made sure by DHA Multan via owner/investor.

Indemnity Bond:

Indemnity Bond on the stamp paper of Rs. 100/ would have to be submitted by the owner of the land to the DHA Multan based on the prescribed format.

No Demand Certificate:

On the conclusion of the file of the case and documentation in all regards, then the “No Demand Certificate” will be issued by the relevant official Land.

Affidavit 2:

Proposal of the name of buyer on “Affidavit 2” by the owner of the land/investor including genuine challan form of Rs. 6500/- would have to be submitted for every 500 square yards residential plot.

Documentation Needed with Every Affidavit 2:

  1. Duly Attested photos of the owner of the land/investor and buyer would have to be applied on every affidavit.
  2. Copies of Affidavit 2 and challan form would have to be submitted with original copies.
  3. Duly copies of CNIC of the owner of the land/investor and buyer would also have to be provided with every Affidavit 2.

Intimation Letter:

  1. Relevant official land will issue an “intimation letter” to the buyer to enlist the nominees submitted by the owner of the land.
  2. The buyer would then be required to report to the “transfer & record branch” of DHA Multan with an intimation letter.

Other Instructions To be Followed:

  1. All photos and copies of CNIC being submitted at different stages of the whole process must be attested by the oath commissioner.
  2. All stamp papers should be registered from an authorized entity.
  3. All the documents would be written as per the latest specimen being received from DHA Multan.
  4. Before filling the documents all documents must be sought from concerned Land official.
